Gas Certificate Services: Ensure Safety and Compliance with Pro Renovation

A Gas Certificate, also known as a Landlord Gas Safety Record (LGSR) or CP12, is an essential document in the UK. It confirms that gas appliances and installations within a property have been inspected by a Gas Safe registered engineer and deemed safe for use.

Who Needs a Gas Certificate?

For New Tenancies:

Before a new tenancy begins, landlords must provide tenants with a copy of the Gas Safety Certificate.

For Existing Tenancies:

A copy must be given to tenants within 28 days of the gas safety check.

Record Keeping:

Landlords are required to keep records of gas safety checks for at least two years.

Legal Requirements for Landlords:

All landlords in the UK who rent out properties with gas appliances—such as boilers, cookers, and gas fires—must have a valid Gas Safety Certificate. This certificate must be renewed annually.

Advisory for Homeowners:

While it is not a legal requirement for homeowners to have a Gas Safety Certificate, it is highly recommended to have gas appliances checked annually by a Gas Safe registered engineer. This will result in a “Homeowner Gas Safety Check” or record, although it does not have the same legal status as a landlord’s certificate.

What Does a Gas Gas Certificate Check Involve?

A Gas Safe registered engineer will inspect all gas appliances, pipework, and flues at the property. The checks typically include:

Information Included in a Gas Safety Certificate:

A Gas Safety Certificate or Record will contain the following information:

– The name and address of the landlord (if applicable).
– The address of the property where the gas safety check was conducted.
– The date of the inspection.
– Details of all gas appliances checked, including their location and condition.
– Any safety defects identified and any remedial action taken.
– Confirmation that the checks meet the requirements of the Gas Safety (Installation and Use) Regulations 1998.
– The name, registration number, and signature of the Gas Safe registered engineer who conducted the check.

Consequences of Not Having a Gas Safety Certificate (for Landlords):

Failure to comply with gas safety regulations can have serious consequences for landlords, including:

Fines: Landlords may face substantial fines for each offence.
Prosecution and Imprisonment: In severe cases, landlords could be prosecuted and may face imprisonment.
Invalidation of Insurance:  Your landlord insurance policy may be void without a valid Gas Safety Certificate.
Tenant Safety Risks: Most importantly, lack of certification puts tenants at serious risk from unsafe gas appliances, potentially leading to carbon monoxide poisoning, fires, or explosions. Tenants can report landlords to the Health and Safety Executive (HSE) if they do not receive a Gas Safety Certificate.
